Below please find some pictures of typical home problems found thru basic non invasive observation with the exception of one of the pictures. Each image shown requires multiple points of inspection on the home inspectors part to identify. Even though items are visible they all need further investigation to help identify the source, possible reason and offered solution usually involving a specialized contractor to verify the cause and remedy the underlying problem then a second contractor to repair the damaged areas.

Water heater anode rods are used to keep the water in the tank from corroding the metal lining of the water heater. The anode is covered in a layer of sacrificial metal, so it draws the corrosion towards it, preserving the inside of the tank. Water heater anodes all serve the same basic purpose, but there are a few models on the market, so you will need to know what kind of anode rod your heater uses before you attempt to replace them, or before you start maintaining the tank. You will see in one of the above pictures a corroded rod doing its job however it is in need of replacing. This is not something a home inspector would see since it involves an invasive procedure to see it.
The ceiling in the fireplace picture shows evidence of a chimney or chimney surround leaking. Either way a trained inspector will be able to give suggestions on how the water is possibly getting in providing access to the roof system and chimney is available.
The other picture of the PVC shows a leak in a removed section of pipe that has been leaking for a long time as evidence shows up as signs of rust on the pipe.
The appliance picture shows a water source pipe connecting to the back of a refrigerator that has a defective connection, a simple but possible destructive problem.
